Garage Floor Coating in Cibolo, Texas
Cibolo has grown from a small railroad town into one of the busiest family suburbs northeast of San Antonio, and most of its homes have the same thing in common: an attached two- or three-car garage on a slab poured over Blackland Prairie clay.

Garage floors in Cibolo
Most garages we hear about in Cibolo are in subdivisions built over the last twenty years or so, on both sides of FM 1103 and along FM 78. The concrete is relatively young, which is good news: it usually needs less repair than an older slab, and a full flake polyaspartic floor can go down in a single day.
Young concrete has its own quirks, though. Builders often finish garage slabs with a smooth trowel and sometimes a curing compound or sealer. That slick surface is exactly what keeps a DIY coating from bonding, and it is why grinding matters even on a floor that looks perfect.
The other thing Cibolo garages share is hairline cracking from the inside corners and along the control joints. That is the clay underneath doing what it does, and it is normal. Repairing those lines before coating keeps them from showing through the new floor.

Family garages that do more than park cars
In a lot of Cibolo homes the garage is also the mudroom, the sports-equipment store, the second fridge and the place bikes get fixed on Saturday mornings. That is the use a coated floor is built for: dropped tools do not stain it, spilled drinks wipe up, and the red mud that comes in after a rain sweeps out instead of soaking in.
For busy households a mid-tone flake blend is the practical choice. It hides dust and tire marks between cleanings and gives better grip than a smooth finish when kids run through in wet shoes.
If the garage doubles as a home gym, ask about a slightly thicker system under the area where weights are used, or plan for rubber mats in that zone.

HOA neighborhoods and the driveway question
Many Cibolo subdivisions have homeowner associations with rules about what can be seen from the street. A garage floor coating is inside the home and is rarely an issue, but a decorative driveway finish can be. If you are thinking about coating or staining the driveway too, check your HOA guidelines first.
Coating the garage and sealing the driveway at the same visit is a common combination: the garage gets the hard-wearing flake floor, and the driveway gets a penetrating sealer that protects it without changing how it looks from the street.

Heat, sun and the west-facing garage
Summer afternoons in Cibolo push garage temperatures well past 100°F, especially where the door faces west and stays open while the family is outside. That heat is hard on cheap coatings and on tires that soften them. It is one of the main reasons polyaspartic topcoats are preferred here: they stay hard and resist UV yellowing near the open door.
Installers also plan around the heat on the day itself, starting early so coatings go down within their working temperature range.

Just closed on a new home? When to coat
A common question from new Cibolo homeowners is whether to coat the garage right away or wait. Concrete needs time to cure before it is coated — installers generally want a slab that is at least about a month old — and most new homes are well past that by closing day.
Coating early has a real advantage: the floor is clean, with no oil soaked in yet and nothing stored on it. Once boxes, bikes and a second fridge move in, emptying the garage becomes the hardest part of the project.
If your builder's warranty covers the slab, keep the paperwork. Coating does not normally affect a structural warranty, but it is sensible to note any existing cracks with photos before work starts so there is a clear record.

Rain, red mud and Cibolo Creek
After a heavy rain, the dark clay soils around Cibolo turn sticky and stain everything they touch. Bare concrete soaks up that mud and the tannins from wet leaves; a sealed, coated floor lets you sweep or hose it out.
Homes closer to the creek and lower-lying streets also see more water reaching the garage apron during storms. If water regularly runs into your garage, mention it: the installer can pay extra attention to the threshold and recommend texture near the door.

Questions
Cibolo — asked and answered
Do new-build garage floors in Cibolo need grinding?
Yes. New slabs are often smooth-troweled and may have a curing compound or sealer on top, which prevents coatings from bonding. Grinding opens the surface so the base coat can grip.
Will cracks in my Cibolo garage come back after coating?
Existing cracks are repaired so they do not show through, but the clay soil keeps moving. New hairline cracks can still appear over the years.
How long will my garage be out of use?
For a typical two-car polyaspartic floor, usually one day of installation, with parking about 24 hours later.
How soon after building can a garage floor be coated?
Installers generally want the slab to be at least about a month old so it has cured. Most new homes in Cibolo are past that point by the time the owners move in.
